ⅠThe pattern
Where the money went
Three investors with different capital and strategies chose the same kind of location: districts where young adults are still arriving and dormitory beds fall short.
In August 2026 three living-sector transactions in Seoul shared a pattern. GIC's venture with operator Weave Living signed to buy a stabilised officetel (a block of studio flats, classed as business premises but widely let as homes) beside Seoul National University Station. CPP Investments' joint venture with MGRV, the operator behind the Mangrove brand, signed to buy a development site near Hoegi Station. In Cheongnyangni-dong, a domestic asset manager is set to take over the development rights to a site that Youno Properties has contracted to buy; a rental scheme of about 180 units is under review.1 The last two sit in Dongdaemun-gu, in a corridor bounded by Kyung Hee University, Hankuk University of Foreign Studies, the University of Seoul and Korea University.
