Mapping Seoul's institutional living stock

122 operator-run assets, 19 operators tracked, and a concentration pattern in which only 6 run seven assets or more.

Remarble Research · 2026-09-18 · 6 min read

Seoul's living sector is usually described in adjectives — young, undersupplied, early — and rarely in addresses. The map below starts to close that gap. It shows every asset that Remarble Earth, our asset register, can attribute to a professional living operator in Seoul, plotted at parcel level, with the operator, the brand and the registered building use attached.

This snapshot is not a market-size estimate and makes no claim to be exhaustive. It covers the assets we can attribute to a named operator with a verifiable address — 122 operating today and 9 announced. Of the operating assets, 115 have cadastral coordinates, as do 2 of the announced ones. Where a building's coordinates are missing, the asset is counted but not plotted, and the map says so.
